2021: A Year in Review
RNDSQR had a phenomenal year, from breaking ground in a new city (Winnipeg) to completing our biggest milestone yet. As we continue to welcome families into our townhomes and residential units, we want to thank everyone for choosing a RNDSQR space. We are especially grateful for an exceptional team who, despite the ups and downs, have been able to hone in on what’s important, make meaningful connections, and stay focused on our goal to create spaces for growth and connection to organically flow.
Celebrate the milestones with us as we look at 2021: A Year in Review.
CY33 Marda Loop
Our biggest milestone to date, Courtyard 33 is our stunning new mixed-use development in Marda Loop. This 6-story project stretches across 16,000 sq ft with 63 residential units, retail spaces and multiple commercial spaces. The most diverse development this neighbourhood has to offer, we are humbled and proud of the team who made this dream a reality.
Designed to be accessible and inviting to the entire community, CY33 was intentionally designed to give back to the people of Marda Loop. We added a public courtyard, a gorgeous mural done by Cassie Suche, grand “spanish-steps” style staircase and unexpected touches that delight visitors and residents alike. We’re happy to say that by the end of 2021 it was almost fully leased with some great Calgary businesses moved in, such as Brewer’s Apprentice, Sean Hope Ross personal training and fitness, and Leela Eco Spa. We’re looking forward to the opening of Diner Deluxe and The Mash in the Spring of 2022.

90 Alexander in Winnipeg
Our first development in Winnipeg broke ground in 2021, and has now become our largest project that we’re actively working on. Located in the Exchange District, a National Historic Site, we are all excited to see development coming along in this beautifully restored historic building that will blend tradition with contemporary design. Our intention is to preserve the heritage, fine detail and character of this building while infusing award-winning modern advantages to celebrate the remaining site while breathing new life into it. Once completed, this dynamic build will be an immersive experience for all who live and work here. We anticipate that this office and residential space will be completed in March 2023.
Completed Townhomes in 2021
Our commitment to ground oriented housing continued with two townhome style projects. Our team completed two smaller scale projects that focused on intimate YYC inner city communities: K128 in Killarney and A121a in Altadore. In the midst of growth and change, we noticed how families were keen on being close to the essentials while providing opportunities for connection. K128 is fully rented, and A121a is currently renting.
Approved Projects
Redesignated and rezoned, we were approved to start ARC33, a six-storey residential and work space in 2021. We’ll be breaking ground this year and construction will begin soon. ARC 33 reduces the impact on adjacent properties with its U shaped footprint, naturally creating a backyard for residents. We also begin another 14 townhome project with 14 secondary suites, RK22, in the late fall.
Bridgeland General Block
Successfully completed and opened in 2021, Bridgeland General Block is home to a collective of small, high quality local shops that serve local residents and visitors. Situated adjacent Murdoch Park and other notable ‘Made in Calgary’ businesses, General Block houses three local favourites: Una Pizza, Phil & Sebastian and Village Ice Cream. On the second floor, we created an open, light-filled office space to accommodate more opportunity for diversity and connection in this vibrant urban community. General Block has become a staple weekend hubspot in a community that values the warmth and neighbourliness of the corner store.
RNDSQR + University of Calgary
The RNDSQR team successfully taught their first classes led by our President, Alkarim Devani, at the University of Calgary’s School of Architecture and the Haskayne School of Business. In March 2021, Al led a block week course, The Social Responsibility of City Building. As a sessional instructor, Al continues to teach and lead conversations around human behaviour and city building, alongside other planners and placemakers in Calgary.
Al’s first fall course (REAL 317, Introduction to Real Estate and Urbanization) at the Haskayne School of Business was also a huge success. 25 guest speakers joined him to discuss everything from affordable housing to private and public sectors of real estate, providing rich insights and conversations for students entering the real estate world.
